Old Crow Manor — 2026 Review
Old Crow Manor — Georgetown, DE
Overall Rating — 8.65/10
There's a new nightmare brewing in southern Delaware, and Old Crow Manor is proving that even the newest haunts can pack one hell of a punch! After five years as a home haunt, owner Brock Rogers and his crew have entered the professional haunt scene, resurrecting the former Screams at the Beach property. For a region with relatively few large-scale haunted attractions, this is one resurrection worth celebrating!
Our visit coincided with their 18+ Extreme Weekend, so our ratings reflect this special event rather than their traditional show. Throughout the evening, we were tied up, blindfolded, stuffed into coffins, forced to eat "maggots" (rice), sacrificed, transformed into zombies, and subjected to all sorts of outrageous encounters. The experience blended adult humor, interactive torment, and theatrical chaos into one delightfully unhinged evening.
For a first-year professional haunt powered by volunteers, Old Crow Manor has established an impressive foundation. The passion is undeniable, the personalities are unforgettable, and these crows are only getting started!
Entertainment Value — 8.25/10
Never did we think we'd spend approximately 90 minutes waiting in line for a haunt and barely notice the time passing. Yet somehow, Old Crow Manor pulled it off! With four to six roaming characters entertaining guests, the queue practically became its own attraction. Unsuspecting victims were pulled from line, challenged to sing or dance, and occasionally sent to church to be cleansed of their sins!
A nun would escort these unfortunate souls through the cemetery, sprinkle them with holy water, and send them into the church's blackout maze for a little spiritual rehabilitation.
The midway was filled with laughter, outrageous antics, and unpredictable encounters. Rather than simply distracting guests from the wait, the roaming entertainment became one of the strongest aspects of the entire experience.
Costume & Makeup — 8.75/10
Old Crow Manor's residents looked every bit as twisted as their personalities suggested! The haunt embraces a grimy, old-fashioned aesthetic that complements its eerie Western-inspired setting. From sinister townsfolk and unsettling religious figures to wildly inappropriate clowns, the cast brought a colorful assortment of nightmares to life.
Even owner Brock could be spotted creeping around the grounds in period attire! The costumes and makeup complemented each character's personality, creating a collection of misfits who looked right at home in Old Crow Manor's delightfully deranged world.
Cast & Crew — 9.5/10
If there's one thing Old Crow Manor absolutely nailed, it's the cast! These volunteers delivered an incredibly enthusiastic performance, blending improvisation, audience participation, and hilariously inappropriate humor into a nonstop spectacle.
One memorable bartender refused to let us continue without taking a shot. Thankfully, it was only water, but his convincing delivery and relentless banter made the interaction unforgettable.
Elsewhere, a manic woman took it upon herself to get our group cleaned up. Armed with water, shaving cream, and questionable beauty techniques, she treated Jeff to a mock beard trim while Katie received makeup and a body scrub!
The roaming performers were equally entertaining. Jiggles the Clown spent the evening twerking through the midway, reassuring guests that she was there to protect them... and shake that ass! She also paraded through the crowd with a rubber chicken, announcing, "Excuse me, sorry, big cock coming through!" Another clown entertained guests with juggling antics, while the appropriately named extreme-night character "Anal Beads" kept the laughs and photo opportunities rolling.
The cast's greatest strength was their willingness to engage, improvise, and turn even simple interactions into outrageous spectacles. For a volunteer-driven crew, that's seriously impressive!
Set Design & Special Effects — 8/10
Old Crow Manor has inherited a property with tremendous haunting potential, and the crew has already begun putting its own sinister stamp on the grounds.
The primary attraction features an old Western-style town populated by thoroughly disturbed residents. One particularly creative touch was an eerie, old-timey song written specifically about Old Crow Manor. Unfortunately, being screamed at and shoved into a closet made appreciating the lyrics a little difficult!
The property's large church houses a surprisingly effective blackout maze, with rolling fog outside creating a wonderfully ominous atmosphere. Some unsettling organ music or eerie audio inside could make the experience even more memorable.
Even the quiet walk toward the attraction has a naturally creepy quality. A few strategically placed crow calls or unsettling surprises could turn the approach into an experience of its own.
We're excited to see the personal touches this property develops over time!
Fright & Thrill Factor — 8.75/10
Old Crow Manor's Extreme Weekend leaned heavily into psychological anticipation, physical interaction, adult humor, and the wonderfully uncomfortable feeling of never knowing what might happen next.
Between being restrained, blindfolded, placed inside coffins, and subjected to bizarre rituals, there were plenty of opportunities to become part of the nightmare.
The cast excelled at creating unpredictable encounters, often blurring the line between genuinely unsettling moments and outright comedy. The church's blackout maze provided a fitting finale, sending guests into the darkness for one last cleansing before releasing them back into the real world.
While the adult humor was abundant, additional physical interactions, controlled movement, and more confrontational encounters could elevate future extreme events for guests seeking a harder-hitting experience.
For their first attempt at an extreme format, Old Crow Manor delivered an ambitious, wildly entertaining evening with plenty of potential for future escalation!
Fright Night MVPs
The Bartender: His relentless banter and insistence that guests take a shot before continuing made for one of the evening's most memorable interactions. Cheers to this sinister saloon keeper!
The Bathtub Beautician: An absolutely manic character whose water sprays, shaving cream, mock beard trims, and questionable beauty treatments created hilarious interactive chaos.
Jiggles the Clown: From twerking through the midway and offering hilariously inappropriate reassurance to parading around with her infamous rubber chicken, Jiggles kept guests laughing throughout the evening.
Sharpening the Scare
Old Crow Manor has established an impressive foundation in its first professional season. Here are a few opportunities to make this nightmare even stronger:
Turn up the extreme! The inaugural event was a strong start, but some guests expected more intensity. Consider additional physical interactions, controlled movement, and close-contact encounters rather than relying so heavily on adult humor, while maintaining clear consent and safety boundaries.
Enhance environmental audio. Creepy organ music inside the church and subtle atmospheric sound throughout the Western town could strengthen immersion without overpowering the cast's excellent banter.
Expand the midway experience. If county regulations permit, consider food trucks, seasonal refreshments, or live music to complement the fantastic roaming entertainment.
Improve visibility and accessibility. Better entrance lighting, a more prominent merchandise area, improved throne photo-op lighting, and additional roadside signage would enhance the guest experience.
Strengthen pre-visit communication. Add a website FAQ covering bag policies, smoking areas, age restrictions, mandatory ID checks, and expectations for extreme events. Consider whether future extreme experiences would benefit from an 18+ age minimum.
Build anticipation along the approach. Intermittent crow calls, creepy figures near the baseball field, or subtle environmental effects could make the walk toward the haunt even more atmospheric.
Consider repeat-entry opportunities. On slower evenings, discounted second trips through the attraction could provide added value for enthusiastic guests while generating additional revenue.
Final Thoughts
Old Crow Manor may be the new kid on the professional haunt block, but there's nothing amateur about the passion driving this operation!
From the relentless roaming entertainment to the outrageous character interactions, Brock Rogers and his volunteer crew have created something genuinely special in southern Delaware. The fact that a 90-minute wait became one of the highlights of our evening speaks volumes about the atmosphere they've established.
While there's room for scenic enhancements, additional atmosphere, and a more intense approach to future extreme events, those are opportunities to build upon an already impressive first season.
For those who missed Extreme Weekend, keep an eye out for their upcoming Extreme Christmas/Krampus experience in December. And if you're looking for a traditional night of Halloween scares, their regular show is worth checking out, too!
Old Crow Manor has officially risen from the grave, and these crows are just getting started!
